As others have said, you will deduct it just like normal taxes but it is subject to the $10k SALT deduction limitation which you are likely already over in CA.

It really depends on the property you are looking at and what your goals are.  Is the property under rent stabilization (RSO)?  Are there any ways you can add value to the property and increase the rents?  Is it fully occupied, or do you have an opportunity to increase rents to market rates with the next tenant?  Are there any other ways you can create extra income, such as adding sheds, assigned parking, pet fees, or utility billback?

@Cody Mau House hacking is definitely the way to go!  My wife and I are Realtors and real estate investors, and have helped clients employ this strategy to either significantly decrease their housing cost or eliminate it completely by having others pay for the mortgage.  As others have said, you need to get a property in the market to benefit from the great appreciation we have experienced in the South Bay.

HI Jeff, you can do a 2nd VA loan depending on the county you are looking to buy in, the conforming limit for that county (to calculate VA secondary entitlement), as well as the rationale for moving out of your current home and purchasing another one. I'm AD military and also a Realtor & real estate investor and am happy to give some guidance.

Completely agree with both the responses regarding eXp.  It is a phenomenal brokerage that offers so much for a very small monthly technology and education fee (currently $85/month).  You can also do 3 personal transactions per year with very minimal fees and no split to the broker.  Feel free to ask any of us questions you have about eXp.

@Precious Thompson what attracts you to a small brokerage?  Perhaps a larger brokerage would be a better fit as long as you can find one with lower fees with good splits and that allows personal transactions with no split (and only minimal fees).

What is it that you are each looking for in the brokerage?  Our brokerage offers amazing training, while at the same time allowing you to conduct 3 personal transactions per year with very minimal fees and no commission split on those transactions.  Let me know if you want more info.
