Please let me know your thoughts on it after you purchase and based on that we may purchase as well.

The tool is decent looking. they have made some good improvements over the year.  like adding a property if already not on mashvisor, foreclosure properties are now available.

We use kvCore and absolutely love it.  Doesn't hurt that it's normally $500 per month and we get it for being a part of our brokerage.

It really depends on how many hours you want to put into the business and what your goal is.  If your goal is only to sell your personal deals and a few other deals per year, find a brokerage that lets you sell several personal deals per year for fee only (0 commission split).

As others have stated, the property tax is based on the assessed value (the last purchase price) and can increase at a rate of 2% per year.  The taxes tend to be around 1.25% of the purchase price to start with, unless your property is subject to Mello-Roos taxes.

We have helped multiple people house hack their owner occupied property.  I'd love to chat with you and provide our expertise to help pick the ideal property to house hack based on your needs and desired income.

Does anyone have recent experience with Mashvisor?  I found a lifetime subscription discount and want to see if the software is worth anything.

Would you be renting out rooms in the home?  We helped a client do that and he pays less than $1k per month for a $740k home after renting out 2 bedrooms.  We are also helping clients look to house hack small multifamily properties (2-4 units).

Thank you for your reply! I really appreciate for your input. I know some people rent out rooms to get help to pay mortgage. However, the thing is I have family and it would be tough to share living space. I wish we could get a duplex to start out here. Thank you again for your reply!

We have several clients we are helping to do this now, and have also helped clients house hack in the past by renting out rooms.  Feel free to reach out with additional questions.

This investment is in Woodhaven area.  We have another we bought into in Gunter that is a ground up Class-A development and will be a long-term hold waiting on Dallas to expand there.
