What type of restrictions on renting do you have based on your CC&Rs?  Depending on the restrictions, you may be able to push the total rent higher by renting by the room once you move out of the property.  

Also, have you looked at what your debt to income will look like if you decide you want to buy another property? Having the mortgage fully covered by rent is good, but your DTI will still be higher than if you didn't have the property at all. Just something to consider as you look at your 10 year plan to ensure you will be able to execute it.

@Shoshanna Douglas, what are your long term goals related to real estate here in the LA area?  I recommend that you look at your 10 year plan and then work backward.  From what you posted, once sales costs are factored in you wouldn't have any profit left from the sale.

How long have you lived in the property?  You should also consider the tax impact of selling the property for a profit if you haven't lived in it for 2 or more years and don't meet one of the other exceptions to exclude the capital gains from taxes.
