Looking for help on buying my first property in NY (out of state)

Looking into Orange, Sullivan and Ulster Counties.

If anyone has invested in the area and has any tips I would really appreciate it!

Looking to BRRRR ideally a SFH under 100-120k

Any recommendations for lenders or realtors would be super helpful

Is the market too competitive for a newbie like me to get into it?

Again, any help would be appreciated!
