I would go to visit a real estate attorney. 

They can easily help you structure the deal on your specific terms.

I would throw in that it is important to know people!

Build relationships with the big names in your area and get to know them.

It has already been stated that you need to clearly define your investment goals.  There are numerous websites and references to research market date.  

The number on thing I would do is network inside of those areas.  Talk to people who have been investing there for years. With a website like BP. it isn't going to be hard to do

Find motivated sellers (direct mail, driving for dollars, seo, etc..) there are tons of bp articles on lead generation.

What if she just did a wholesale deal for the two that need major repairs and not deal with them. Use the return to do minor repairs on the other 3 and rent them. She will make a great ROI and could even refi them after repairs and have more cash to do more deals with.

PROS: zero dollars of existing money

          Increase velocity of money

           She doesn't have to deal with 2 major flips

              Great cash flow and in position to acquire more

                property

CONS:  going to take sweat equity (Not really a con for a newbie)

           multiple moving parts

Define your goals! Figure out what you are trying to accomplish by purchasing this property.

 If you can find the sellers information go directly to the seller after networking for comps in your area.

 You aren't asking the agent to work with you, your are simply asking him to run comps. This in no way is binding.

Check out David Greene's book on long-distance investing. Just to piggyback off of @Joe Villeneuve's point, it talks about building teams and systems. I would check it out if I were you! Good Luck

This will get interesting.  It was only a matter of time.  

People constantly have you owe me attitude.  I hate that. No one owes you. Pay on time or live somewhere else.  The other landlord you rent from will be the same way.  Landlords aren't the bad guy. If you worked 40 hours a week and didn't get paid you would be angry as well. lol you can't help but laugh at this type of stuff.
