Memphis Tn is a great cash flow market.  If you buy in the right area you could find some appreciation. I could refer you to a property management company, Memphis is a place where property management is key.  You could find some killer cashflow deals for that price.  Lmk if you want me to put you in touch with that pm company.

Agree with @Cameron Tope, define your goals. ie. what are you trying to create in purchasing a said property?  

Long term wealth

cashflow

Short term profits

etc...

It is an art, not a science. You get to choose what you want to create.

Start with learning about lead generation. That’s where the gold is. Define your parameters for a successful deal ie. how much you want to make. There is more than looking on Zillow and deciding to wholesale. Invest in your education first. Bp. has a ton of podcast on finding leads and wholesaling basics. Education is like laying the foundation of a house..... not the most aesthetically pleasing but makes all the difference in the end.

If your goal is cash flow, Memphis is your place.  I would be very picky in choosing property management.  Memphis is not the safest place in the world.  Make sure your management will be able to get reliable tenants.  I know @Sean Tagge company has a property management wing in their company.  I would connect with him.  Hope you enjoy your stay.

I would focus on your education before jumping in with no experience. The more you educate the more creativity you find. REI is an art, not a science. If the offer is still on the table once you get confident, go for it. I would be hesitant to use opm when I am uncomfortable.

@Frank Wong, totally agree with your 2001 statement.  History tells us the market will drop eventually, but subprime crash was under strict conditions that have been accounted for.

I agree with @cj m, house hacking is the best way to get started. Gonna give you experience and allow you to save money. (which your post tells me you like to do)

Go to your local real estate meet-up. They will love talking to young people that come.  That is a great way to start making connections and learning.
