Knowing what a deal is.

Whilst riding my bike in the small town i live in i ride down these streets and see decent house after decent house, then 1 house from the corner is a comparible sized house that has an unkept yard , over grown trees , no for sale sign . And a decent looking roof. Are these the types of houses i should be looking for to buy ? I feel drawn to it . Like this is where i can make some money. How do i go about finding how much i should pay for the house. And the major things to look for that should be telling me to pass.
