@Heath Ryans My main goal right now is education.  Just hope to not be stuck within one niche my whole investment career.  I think starting with a specific deal I am searching for (like a duplex for cashflow) is the best option.  Just don't want to feel ucomforatble if a flip finds its way onto my desk and I am not sure how to capitolize.  My fear is being a one trick poney essentially.

@Ryan Ingram  That was my question at its core. My main goal is to educate in different strategies.  They all make sense (atleast the ones I have studied indepth) just hard to decided one if you think you could excell and enjoy all of them to a certain degree.  I mainly do not want to try one investment strategy my whole life and could possible be missing out on one that I enjoy more.

THank you so much for the value.

When designing my business model I constantly ask myself what direction I want to go. Should you try a number of different methods and see which one works best or find one starting off and roll with it.  I find myself feeling it is the combonation of the two.

He has been a guest on many other real estate podcasts and I'm just wondering why he has never showed up on Bigger Pockets.

Maybe I'm wrong. Feel free to correct me.

I was thinking the same thing earlier.  It would be so cool if he hopped on one.  I predict it happens down the road, and I will listen to that podcast multiple times. Hope he can make time in his schedule to do it one day.

Gosh, you guys have absolutely no idea the amount of value I received from this. I am trying to incorporate more like-minded individuals to spend my time with. The best place I have found is BP. Thank you for your support and motivation!

@Karl B. Thank you so much.  I have been blessed by having someone who is interested that I can talk to about real estate.  I keep pushing my friends and talking to them.  I hope they will make the leap and invest in themselves, but they are probably just ready for me to shut up lol.

Hi, I am a college student who is crazy about learning real estate and anything else pertaining to financial freedom.  As I have been on this journey I have become more and more secluded from my friends.  I feel as if I become distracted from my goals if I spend too much time with them.  I do admit it can get lonely, but my goals mean a lot to me.  Am I wrong for being like this?  Did any of you experience this shift at the beginning of your journey?

The Power of Habit by Charles Duhig.

This book shows you how habits control nearly everything you do in life.  I gained a better understanding of these habits that controlled my day to day and life.  Once you identify them, you can then find actionable steps to turn those unsuccessful habits into successful ones. Not directly about real estate, but super life changing anyway.
