@Travis Salley investment  loan lenders need 25% min. But I will let other pros comment about commercial loans.

@Noah Scott I agree with your thoughts on 50% of deal is better than 100% of no deal. However Finding a partner and getting comfortable is another one to overcome.

Hi BP colleagues

I am new to MFR and I am hesitant to venture in Class C/D neighborhouds and buildings for investment. As I have limited capital I have no choice but to look at Class C/D types for investment. I am not experienced in dealing with issues arising with such an investment.

What are your thoughts ? have you done it and conqured this challenge , if so how do you deal with renters who fall in this bucket and potentially troublesome.

Appreciate your advice and inputs.

Hi colleagues I have not ventured into MFR so far and I am a bit hesitant to get into MFR primarily because of unknown associated with class c/d neighborhood. I don’t have capital to get in class A/b and as such I am not sure if I should venture in such C/D neighborhoods when it comes to rental. I am sure many of you have had similar issues, wanted to get your thoughts if I should avoid getting into this business as it’s not my strength and focus on accumulating enough capital for class b MFR in California or elsewhere. Please advise Thanks in advance Nathan

@Emily Pierce - you have great points there and I totally agree with you. I have some scars and lessons even with renting to Class-A folks now that I look back and put a classification in perspective.

@Emily Pierce Thank you for answering my queries, it helps. How would one classify Class A versus B/C ? Is there a method to this classification? and would you consider investing in C type MFR?
