@Josh Dillingham - Thank you. I have heard that with rentals, there is a lot of risk if you go as a private owner versus as an LLC.

Dear BP Colleagues,

I am a new investor, looking to venture for the first time in multi-family - what are the things to look out when you are new to the game and starting out. 

(1). since I am looking for rentals - would I get access to lease agreements of existing occupants as a buyer?

(2) . who can provide a loan for such 4-6 unit multi-family homes?  and do they accept less than 20% down?

(3). Do I need to or put in another way, is it advisable open an LLC to put an offer and go through the property buying process?

(4). Looking for CPA & Attorney who understand real estate to help me in this endeavor as heard in BP podcasts to always have a team - any referrals local to  California if possible.

How did you guys decide the dispute got resolved in the tenants favor  and allow him to remove funds ? ? You guys did not even attempt to verify tenants legal obligations even though tenant  has signed the lease agreement to use my home and pay the dues!!!!

You guys need to stand up for what's right and legal.

The big drawback of cozy is tenant can re-take the funds( previous months rent included)  via their bank directive to cozy , forcing you to lose funds you thought were yours as rent payments. This has happened to me and I am weary about this cozy service now. It's like this service can withdraw funds when ever they want to give it back to tenant despite your lease agreements. 

Got Burnt - never again.

For all the landlords - I have a word of caution for you. Avoid using online services like Cozy for your deposits and rental payments. They have the ability to withdraw funds as desired by tenant. I found the hard way, the deposits made by these services can be removed without your approval. They only provide FYI emails  -saying  something like - we are removing the funds we deposited into your bank.  You, as a landlord have no ability to stop this action, neither via your bank nor via this service.

Looking to learn other experiences on how other landlords are collecting rent.
