This is a question that showed up on a forum i follow, and one that I'm highly interested in as well. I still don't know what the answer is. I was hoping someone in this group could answer on what the possibilities are?

Can I Buy Two Properties At Once?

"I want to buy two houses but can only qualify for one. My mortgage broker said that if both loans closed on the same day, the debt from one would not be counted in the expense-to-income ratio of the other. That way, I would be able to finance both houses. The broker would arrange both loans. I don't feel comfortable with this process – would I be breaking the law? What are the chances I would be found out?"

I was lucky, I sold my first customer @ my first day@ my first showing(house) & earned an commission of $3,600. I was so excited that I ran into a small car accident the same morning. I will always remembered that moment.

I did a lot of open house on sat & sun. I sold 97% of my own listings.

So it can be done working a job & be a full time relator. You really have to organize your time & lost some sleep in between to accomplish the work.

I opened my own brokerage two years later & left the industry in 2001.

Up to this day, I still have my restaurant & do US RE investment at the same time. Especially with the technology today, it can be done.

Get a big poster board $1 - 2. ( I found some at my local dollar store) , write on it I buy houses and your number. When you go to the mall, movies etc, back your car into the space. Use the poster board as a sunshade. Advertise your business and keep the inside of you car cool.

3. Networking at your local REIA. $10 at vistaprint gets 250 business cards.

4. Advertise on Craigslist and other online classified sites.

5. Flyers - $5 for 600 sheets of printer paper at wallmart, $1- 2 for markers, $1for thumbtacks. Put up flyers at super markets, laundry mats, etc.

If you do all five of the above ideas, it should cost you about $30 or less.

I'm a new investor who is curious to learn what goes into a flip from beginning to end.

I'm looking for a investor who currently has flip deal and would allow me to shadow them and learn from them.

In return I will offer then administrative/personal assistance services or help to lighten your load,

I can file paper, run errands, clean your car, help organize your calendar, answer phone calls, pick up your dry cleaning, etc... 

Being an investor requires a lot of little logical tasks, some important and some not so much. Your job will be better spent on things that makes you the most money.

I'm a new investor, and I currently work a 9-5 job as a chemist. I was recently approached by a company looking for an outside sales rep (account manager).

1- I can see how this position will offer me the more freedom to structure my days to fit both my real estate deals and my sales clients.

2- It also involves travelling around the country, which might give me the opportunity to learn other real estate markets to expand the areas in which I do business????

3- its' a lot more money than I m making right now.

Is there anyone who is/has done both? Please give me some insight.
