I have an opportunity to acquire an 8unit in a prime location.

It currently holds long-term tenants and does fine.

I will be able to get so much more if I Airbnb it.

Given there are no HOA to stop me. My city allows Airbnb. The location is a high traffic area.

Are there laws against Airbnbing your 8 units ( that someone might be aware of).

I m in DFW TX.

Does that make me an bnb? So I LL be subject to taxes etc...

But, it helps when you have some background and training.

What are some resources: books or podcast that will help someone prepare for cold calling.

I m looking for seller financing opportunities and would love some training to help prepare me.

Love your response. I m baffled when so called investors give the advice of " paying down all your debt before you start investing". I'm surprised how many people on bp are giving young people like myself that advice.

I believe what u believe. I now have my first rental, and I m positioned to get my 2nd next year. I did it without "paying off all my student loans". I am paying more on them so I can pay then off faster, but I would be in a worse off position had I not purchased my 1st property 2 yrs ago.

Thank you. My next plan is to refinance my current home which I upgraded from a 3 to a 4 bedroom and fully remodeled. I hope it appraises well.

I m Airbnbing my rental to help pay down as much of my debt as possible.

I hope that will allow me to house hack a duplex or a fourplex next year.

I m actively pursuing owner financing opportunities for short term rentals as well.

I m enjoying reading all your comments.

Money... Money... Money.

I eventually caved in and bought another SF. I would love to start with a 8 unit. There s one on sale about 2 miles from my current rental.

It's a little over priced and I don't have money for the down payment and I just bought my rental.

I LL keep reading and learning hopefully make it happen in the next couple of days.

Could use someone to help me brainstorm my situation and create a game plan... If possible.

Hahahaha I thought it was an odd question.

Basic mortgage without insurance and tax will be about 1800/month, the realtor is estimating a LTR rent of about 2400 which I don't think is realistic.

For Airbnb i just now used an estimator calacultor, and it gave me a revenue of about 15000.

Which is definitely lower than my expenses. I know that it's an estimate but I LL plan by being a little lower than the estimate to be safe.

This is why I come to bigger pockets.

I LL keep looking.
