I suggest considering hiring a call/dispatch center for your weekend calls.

I suggest keeping record of all your attempts to repair the issues.  Ultimately this will serve as proof as her impeding repairs.


She also seems to be a "professional" tenant- suggest getting a lawyer to have her out ASAP.

Assuming the purpose of your purchase is cash flow, I would pass.  Remember to take into account any trash fees, vacancy and property management fees.

General rule of thumb is your monthly rent should be at least 1% of your purchase price.

By arrears the tenant is suggesting, because it is still January it is late. It is in "arrears" if it no longer January.

Rent is due on the 1st with a 5 day grace period.  I served the paper yesterday, January 17th.

Hi All,

I served a 10 day Notice to Quit/vacate to a tenant who is late on January rent.  I received an angry call from the tenant saying notice can't be given when a person is late.  It can only be given when someone is in arrears.


I'm situated in PA.

Thoughts on being late vs. arrears and the implications to a Notice to Vacate?

Hey All,

How do you control tenant expectations around repairs?

Some repairs are small, some are medium in size and others are large.

Every tenant wants a repair done yesterday.  How do you set expectations as to when the repair will be done?

Do you for instance have varying categories of urgency  ?If so, what maintenance issue goes into each bucket and how many days do you give a repair?

Thanks for the feedback.  Yes, it autorenews if not ended or changed by either party.  Though in this case I changed the rent increase to be in excess of 3%- which is what the autorenew clause states.

Hey All!

Situation: I purchased a property in Nov 2016, inheriting a habitually late tenant. In December 2017 he was late and promised in Jan 2018 he would pay on time. Well, he's late again and claiming he will pay by 1/19/18. His current lease ends on 2/28/18.

Not knowing he was going to be late again on 12/30/17 I emailed a 60 day renewal letter indicating rent was going up and it was turning to month to month. In this letter he was given option to decline and leave by 2/28 or renew.  This same letter was mailed 1/3/18

Now that he's late I have no desire to keep him as a tenant. I do not want him to renew.

I am seeking to understand:
1) Can I show the apartment while he is an occupant (lease says so!)?
2) Can I revoke offer to renew in light of tenant being late on payment (lease says eviction proceedings begin on 10th day of month, with rent due by 5th)?
3) What should amended renewal letter state so he is out of apartment by 2/28 (or soon thereafter)?
