Hi All,

I'm a novice NJ real estate investor looking to build up a rental portfolio of a pro.  Not completely new to real estate, I purchased my first rental at the age of 23 and have held few rentals since then.  Fast forward a number of years I am now looking to aggressively purchase properties that can serve as strong cash flow rentals and buy/hold properties.

Hi guys.

I have a duplex in NJ.  One of the apartments, a 4 bedroom, is currently available.  I have been approached by a company looking to rent it out on behalf of 4 employees.  They want to sign the lease as a corporation.  The owner is willing to sign a personal guarantee OR provide 6 months rent up front but not willing to run a credit check on himself.  The company seems legit albeit involved in some worker safety issues (they are in the construction industry).  

Would you consider them?  If so, what clauses would you include in a lease?  How would I evict the tenants if it came to that?  As background the duplex is in a C, C+ area.

Thanks Brad.  What's the process like for a quit claim deed?  Is it simple enough for me to do?

Thanks Leon. In this case the LLC we created is 2 member- my wife and I.

Perhaps a "Quickclaim deed" will allow me to put the house in the name of a LLC?

Hi All,

I recently purchased a multifamily. When taking out a mortgage, I had to take it out in my name as opposed to a LLC as the latter had no credit history.

Can I now transfer ownership to a LLC to protect my personal assets? If so, how would I do that?
