Hi All!

I've heard sellers claim they have a waiting list of people looking to rent their apartment [in a multifamily/building].  I understand in an A class area how this would be possible.  However in a C class area, is this realistic?  If so, how do you get a waiting list of people?

Thanks all for your feedback.

I rolled the dice and asked for a copy of the key.  Also, I had forgotten I had already put a KwikSet lock on the door- realized it only once I arrived at the property.

Hi guys,

I own a quad in a C type area.  I need to get a city inspection done on the property this Tuesday.  I have keys for 3 of the 4 apartments that I need to open for the inspection.  I just remembered I'm missing a key for 1 of the units after already emailing tenants yesterday saying that I will be entering their apartment with or without them present (hence suggesting I have keys).

So my issue here is, if I were to ask the tent for a copy of a key I expose my weakness as a Landlord - not having a key.  The tenant who occupies the apartment is generally of good temperament.  Any suggests on how to ask for a copy or otherwise get a copy?

Hi all,

I have a property in an area that has a fairly large immigrant population.  Many don't have a social security number but they do have a passport.  

Does anyone have a recommended approach to doing a background check on such folks (process or recommended vendor)?  All the background/credit checks methods I know of require a social security number.

Hi All,

Curious, how do you schedule services across multiple tenants?  For instance, I need to get all my units (in one location) exterminated.  What's the best way to schedule the same type of service across multiple apartment units?  Service providers hate having to call each tenant and make specific visits just for them.

@Brandon Sturgill  Thanks for the tip.  Unfortunately after calling them, I've been told they don't insure buildings.
