My 2 cents:  While some people will make the flight out of large cities, people will continue to live in near major work hubs (which are the cities).  Major corporations, hospitals, colleges etc aren't going to be moving.

Post: Requesting Lease Payment from Cosigner

Hi Team,

I have a tenant that required a cosigner to move in.  The tenant was new to the country, his brother a long time US resident ultimately signed agreeing to pay in the event of rent default.

Well, with coronavirus the tenant claims he's out of work and can't pay rent.  I've never reached out to a cosigner requesting payment.  Any advice on the language or a letter I can use to reach out to the cosigner?

Hey guys,

Was charged $375 to replace a hot water expansion tank and $155 to cut out and press or crimp in a new 4 inch section of copper piping (had a pin size hole that developed and leaked water).  This in Philadelphia.

Moving forward I'd like to have a standard list of common plumbing issues bid on by plumbers.  The plumber with the best overall prices would be my go-to plumber.  Any thoughts on:

1) Whether I paid fairly for above
2) What are common plumbing issues that should be priced out?

Post: Set leases to auto renew?

Hi team BP!

I'm writing seeking advice on structuring lease renewals.

Though my current lease says asks for 60 days renewal/non renewal notice, I've found tenants seldom reach out.  Therefore 75 days before a lease expires I send out a renewal notice asking residents return it within 2 weeks indicating whether they want to renew.  This is done every year.  I rarely get a letter back in 2 weeks. Ultimately when I do receive a renewal letter returned, most do extend their stay - but there are always those handful who send it back 3 weeks before lrease expiration saying they are moving out.

Wondering if anyone has experimented with auto renewals and if so, in what way?  The downside to sending renewals each year is you instigate the tenant to think about other living options.  Cable, phone, Amazon, etc just auto renew - perhaps reducing churn.

Thoughts?

Thanks all.  I think this comes down to an issue of "peaceful enjoyment."  Resident on the 1st floor is disrupting the peaceful enjoyment of resident above him.  Therefore, resident on first floor needs to make an effort to wake up by an alternative means (e.g. buy a vibrating device).

Hi all,

I have a first floor resident who has his TV automatically turn on at 4am to wake him up.  It's set to a loud volume because he claims he has sleep apnea (sleeping disorder) and can show a doctor's letter to prove it.  TV playing loudly at 4am bothers the 2nd floor resident right above him.  In the case where a resident says he has a medical condition, is there anyway this can be resolved so the resident on the 2nd floor isn't disturbed at 4am?

@Todd Burton  Interesting idea about using an off duty police officer.  Questions though:

1) How do you contact/find an off duty officer

2) How does the officer identify him/herself when speaking to the tenant?  Do they show their badge, etc?

Hi All,


Appreciate the feedback.  In this circumstance, because I am not working with a Realtor I can not use their contract.  Instead I went ahead and made the investment to create a custom agreement with the leasing agent.  It was drafted by an attorney.
