very little volatility??

I used to do real estate in the Detroit market. It can be very volatile if you do not have someone close to the properties on the ground watching them constantly. If you are doing wholesaling in Detroit there are only a few areas/zip codes that you want to work in, otherwise people get suckered by the "low price" of Detroit real estate. A $500 home in Detroit is just that, a $500 home. I think you could lose your shirt trying to trade Detroit properties like a commodity.

best bet would be to talk to a friend or relative that has an IRA and help them Self Direct their funds into a loan with you. You can pay them a nice interest rate, and secure their interest on the property, all the while using cheaper money than hard money, especially at that dollar figure. Fees will eat you up.

We looked into it a while back. There were limitations with the volume we are doing that it was not a scalable solution. I suggest looking at Propertyware as a good solution. (I have no affiliation with this company)

buy with financing at the cash price, and now you are talking about a real winner. Which would address Mr. Ramsey's #1 point, which most starting out investors cannot attain because they have to learn the ropes to get to the amazing deals. I will leave the rest of my comments and thoughts on the cutting room floor.

Fill, Fill, Fill!!!

I just bought a property last week with an in-ground pool. The landscaping truck was in the driveway an hour after I bought it. You do not want nor need that liability.

Great work Philip. Jon is right, once you get over the hump, they get easier. A buddy of mine does several hundred a year if you ever want a resource to bounce ideas off of, email me and I will make an introduction.

There is no selling involved in the discussion! just a friend that I know that is a good guy that has done this for 20 years and likes helping people.

A huge advantage of only dealing with cash buyers is speed of transaction. If you are wholesaling properties, speed of transaction is critical. By focusing on cash buyers you can turn properties as a faster rate than if you were looking to deal with financed buyers.

Also cash buyers, tend to have done real estate transactions before so they are more apt to take a property in its "as-is" condition without requiring inspections, and third-party this and that.
