New sfr with a koi pond

Hey guys,

I stumbled across this place while trying to find answers about a koi pond I have in a property. Let me explain my situation.

I currently own the home I live in in socal. Well, for personal reasons I am buying a house elsewhere and getting the he'll out of dodge. I have already determined I am going to use this sfr as a rental property. The concern I have is it has a large, deep koi pond in the backyard.

It's about 5 feet deep 10 wide and 8 long at the longest points(irregular shape). I am trying to find if I need to take any special considerations regarding the pond if I rent the place out. Are there any laws I should be aware of? Who is responsible for the maintenance? Should I treat it like an unground pool in relation to my tenants? I am at the very least going to put a self closing childproof fence around it. Should I just spend the money to backroom it though?

I appreciate your advice.

As an alternative to filling it in, consider building a deck over it. It would add a nice little feature for your tenants and it would be easy to restore the pond sometime in the future by simply removing the deck.

Here's a company that builds decks over unused swimming pools. Basically the same idea.
