personally if you are in that mode of determining when to buy, you might want to consider the last few days of December. Banks specifically are ready to make their best deals, and same applies with private sellers, if you start your due diligence soon.

call the local police first. I had the same thing happen to me. They need to try and get a hold of the previous owner before you can go about getting title on it. I found it was more hassle than it was worth in my case.

Buy it subject-to the existing financing if possible. That would be the easiest way.

Its actually pretty simple. If its an agreement between you and the seller all you need is a simple purchase agreement, of which I am sure you can find a few in the FilePlace here on BiggerPockets.

sounds like a software issue in that if you can figure out how to run a CMA in your system you can use the parameters I mentioned.

Your best bet might be trying to find properties with financing in place? There are more than just cash deals out there, and if you have a strategic partner on the ground near where you are looking to invest, I am sure they can help find properties for sale with financing. I have helped many of my overseas partners get funding and get properties at financed prices. Once you build up a stable balance sheet, I know of a few hedge funds that will lend to foreign investors, once they have built a track record.

as close to the subject property analysis as possible. I have seen CMA's that are manipulated by agents and sellers, so I would suggest all recent sales in the last 12 months of like-kind properties within a .5 mile radius of similar bedroom, bath, amenities, square footage, structure, and whatever else closely defines your subject property. Ask for cash sales, and financing sales, along with pending deals.

most are light rehabs, very few gut jobs. Our strategy is one of buy and hold for our clients so we are looking for close to turn-key

Completed over 75 this year, hope to complete less deals next year and wish we could close more this year but inventory is slowing for us. I anticipate the inventory to open up in November/December after the election.
