Bryan,

My reasoning for whole life over any other policy is the taxable advantages and the long term stable but conservative returns a whole life policy produces. I am not a dire hard fan of Tax Free Retirement by Patrick Kelly instead I have a great deal of respect for the teachings and planning behind "LEAP". In fact LEAP Practitioners are more like financial engineers than financial advisers. Focusing on the goal and not on the product. For me and my family whole life insurance is the foundation of our investment portfolio along with our real estate holdings. For others its term insurance or some other product. I suggest running the numbers yourself to see what investment is right for you, but do not underestimate the power of life insurance as an investment.
There is absolutely nothing "sexy" about it, but then again, getting beat over the head by the 401k 2x4 is no fun.

We've had retirement planning wrong for so many years and that is why we are in the predicament we are in now for so many Americans. Our retirement planning should be based on assets that produce cash and appreciate in value, not securities that ebb and flow with the 30+ forces we have no control over in the market.

Wunderlist is a great task management software. Less flexible than Evernote, but more centrally focused for projects and time management.

Stephen,

We have worked with some of the biggest SDIRA Custodians and a few of the smaller ones. What I have found in the smaller ones, is they are backed by a larger trust company and act as an intermediary.

I would recommend only working with a custodian that is FDIC insured, a North Dakota Trust, and has a long standing track record.

The biggest missing ingredient here is a whole life insurance policy with cash value. Taxable expense to your business, can borrow and pay yourself back tax free, and use the funds to buy more properties. Here are my recommended order of investments:
1.) Whole Life Policy with cash value
2.) Real Estate investments that produce passive income and increase in value
3.) Solo 401k
4.) Employer 401k only contributing to the company match.

certain areas of Indianapolis are great for flipping. You cannot in my opinion flip in Center Twp unless it is in Fountain Square and some parts of Fall Creek. Certain areas of Lawrence can be flipped. Eagle Creek can be fixed and flipped along with Fishers, Carmel, Noblesville and Broad Ripple.

If you are interested in flipping in Indianapolis, I would be willing to have our broker pull comps for you on anything you are considering flipping before you do.

Keith for sure you need to check in with Investindy.com. Ask for Jeff Ader. He has been in the business for a long time and has a strong reputation in property management. I should know. I went through 5 property management companies in the first 6 months of investing in Indianapolis. I took management in house by Jeff will take care of you.

Lynn, you are 100% right and I think Will B said it best at the BP Summit, when an agent gives you push-back or calls for highest and best do not bid against yourself, because in most cases that is what you are doing!

I have to agree with Chris. It was such an amazing event with such positive energy. It was so powerful to get to meet so many people for the first time and also build strong bonds with those I have met before.

Huge thanks to Marty B, Will B, Chris C, Duane D, Jeff, and of course Mr. Jeff Brown among so many other wonderful people. Last but not least Mr. Josh Dorkin.

This event was a true testament to see Josh's vision of education, networking and deal making come together.

Great people, great content, and a great experience. Cannot wait for next year.

Make sure its in Denver again. Great city, great venue, and very organized from the start to the finish.

As hard of an answer to give you it is deal specific. You want to make sure your assignment fee leaves enough profit on the table for the properties end result. Sometimes that means $2K, sometimes that means $15K. It truly is deal specific. My best recommendation is work the deal backwards from where you believe it will end up (ie. a fix and flip with flip comps with your repair assessment). I think if you try to apply a formula you may be selling yourself short. Work the deal backwards!
