I agree with pretty much all that has been said here.

1. People who call and leave no message get no call back

2. E-mails are nice. Easier to keep track of who is interested and when they contacted you. They usually ask when they can see the unit.

3. I try to put prescreening information in my listings so we don't waste each others time. The big one is my income requirement. This weeds out a lot of people right away.

When the timer on the thermostat tells me to. It is usually determined by a set number of running hours.

Relative to the impact of time on our financial lives, there are only 2 options:

a. Time is either working for you - financial success is automated

b. Or, time is working against you - everything is in limbo

Time is working for us now, which is why it's OK to live a little.  In most people's lives, however, time is very much against folks - specifically those earning high incomes...

This is the gist - the taste of coming attractions.  Keep an eye on the blog.  This should be a great discussion indeed.

Allow me to rephrase then. I am glad you are able/willing to enjoy the fruits of your labor.

I am in IL so not familiar with Georgia law. It sounds like omitting the "and all others" statement tripped you up. When I did my eviction  earlier this year my lawyer made sure I put that in their since I was unclear how many people were living in my unit.

My rental application says the application fee is non-refundable. This is another part of the screening process. They have to really want it. And I make sure I tell them what I am looking for before they apply. Also, if I find a really good tenant that passes all the screening and moves in, I will refund the money of other tenants I did not do a background check on.

Then I would have a serious face to face conversation with him and let him know you are not one to be jerked around. Stuff like hiring someone to inspect YOUR home gives a very bad sign from your point of view even if he really did mean well. If he truly is un happy with the property let him know you will gladly fix any issues that is of detriment to the property or its occupants but that you will do other things at your will.
