There are a lot of ways to approach this. As soon as I buy a property every toilet and faucet is checked. Everyone gets a new toilet flapper and I may even change a wax ring or two. The faucets are checked for leaks. They are replaced if needed. I pay the water bill for all of my properties and understand how quickly the cost can get out of hand when you have a careless tenant. I also put reduced or low flow shower heads in all of the bathrooms. Somewhere between 1.75-2.0 gallons per minute. As soon as I get a slightly high bill my maintenance guy is notified to check every water source (bathroom and kitchen) in the building. 

Hello. Don't know how much I can help. I tend to do business in Calumet City and Lansing. I manage my own rentals. Seems like Bogs management is pretty popular around here. They only thing I can tell you is that they were helpful to my wife and I when screening a prospective tenant who was trying to skip out on not paying them before the eviction was finalized.

I don't post here much. However I just wanted to share my journey. This past Friday my family and I were able to purchase our fourth rental property in the south suburban area of Chicago. This was the first time I did a deal without a real estate agent. It is a 2 unit property with a 3 car garage. The upstairs 2 bedroom unit is currently occupied for only $700/month (soon to be adjust to $900). The downstairs 3 bedroom unit is vacant but will be soon listed for about $1500/ month. Both units have central A/C also. There is a 3 car garage rented by two older gentlemen. They are paying a total of $250/month. I will most likely get that to at least $300

Taxes are very high but will soon be challenged. 

 I would say the same thing .  My screening is much better now than it was five years ago .  My lease requires new tenants to put all of the utilities they are responsible for in their name at least three days prior to moving in .

I found out the 2 bedroom unit was only rented for $725/month not $755 Anyway the tenant gave me notice that they were vacating on Dec 15 2018 I figured.....okay, I  can raise the rent. So that is what we area doing, after some upgrades. 

New paint throughout the unit. New light fixtures in almost every room. New kitchen and bathroom flooring, and new cabinetry in the kitchen. Everything should be complete by the end of next week. The unit is currently listed online for $995/month. I showed the unit today to a prospective tenant that makes about $100K/year. We will see how things work out.

Figured I would give an update. 

As of  Jan 1st 2019 I have raised the rent for both of the 1 bedrooms from $625/month to $685 One of the tenants did balk but they paid it because that is still under value by about $50-60 The garage rent has been raised to $140 from $100 The renter of the garage made no issue of the rent increase. I have only talked to this person on the phone but their rent check is the first one in my PO box every month. The 2 bedroom is another story.

Well we were able to get our 2nd rental property this past Oct. now the Reno starts now to raise the rent.
