Will the HOA allow you to rent it out since you will not be living there? That is what you need to find out.

It is a very common practice for  the bank/appraiser (hired by the bank) to inspect  your property. I am having my annual inspection done by my municipality coming up a week from today. They will walk through every unit. And yes Commercial loans refinance every 5 years. That is standard.

Well it has already been said. Check all of the "Toilet guts" This happened to me back in Jan/Feb of this year. Water bill was about $300 more than normal. New float and valve flapper assemblies in each unit fixed the problem right away. Plus I also put low flow shower heads in each unit. I also put in a couple low flow aerators also.

Your story is highly motivating. I did the same things a year with a 0% CC offer when I had to evict tenants and fix up the unit they tore apart.

No I am looking into purchasing my second property with the same type of 0% CC offer. Even after servicing the debt on the CC offer it would still cash flow.

I actually have a pick kit and can pick most brand locks. I have picked Kwiksets, Schlages, Master Locks, Sentry safes, Kryptonite locks, and others. In fact, I doubt there is a lock in general production on any house that is not pickable if you know what you're doing and have the time to spend doing it.

The reality is though, most burglars do not pick locks. I have seen numerous burglaries and they all have always been accomplished with brute force (i.e. door kick, window break, etc).

So ultimately you should just buy whatever type of locking system best suits your individual needs - whether that be the Smart Key locks, the Landlord Locks, or something else.

Just wondering. What do you know about these?
