Will you actually take possession of your property tomorrow or do you now have to wait on the sheriff to put the tenant out?

Just received a call from one of my other tenants. The sheriff was just at my property. I don't know if he was trying to serve notice or what but apparently no one answered the door even though the son that lives there was standing just outside the building. I sure hope they get out without wrecking the place ASAP!

I just have the one in my profile picture. The water bill is not that bad. About $400 every three months (they bill you quarterly), and that includes trash pickup. But keep in mind water usage and cost can vary greatly from state to state and county to county.

Welcome.

The multi unit building you live in (duplex triplex, or Quad...) should have separate metering for each unit. If it doesn't you either want to have the utilities separated as soon as you buy the place or simply buy a building that already has it done. Water is usually the hardest. a lot of time even in a building that has separate electric and natural gas metering, the water is still common, or the Landlord's responsibility.

I have some tenants that should be gone this week. I am considering having the floors refinished. I was quoted $2/ square foot for just poly, and $2.50 per square foot for staining.
