2. what is allowed and what isn't

a. pets, smoking, number of people in the unit, amount of security deposits, amount of rent/month. When is rent due, late fees. What is the tenant liable for?

Congrats. The above advice is good. I bought my 4 unit 6 months ago 50% occupied. 1 tenant has been very good. The other is a professional tenant currently waiting for eviction. Confirm everyone's lease and make sure you don't have any professional tenants. Any Cap EXs coming up this year or next for your property? How are the furnaces/boilers, water heaters and the like? Any pictures?

I have taken personnel checks from new tenants, but they must clear before move in.

I think you need to be more specific.

1. how much is the property

2. How much can you put down

3. Will you be living there

4. Is this your first rental/ income property

I don't know about that. They might still be able to claim however many kids they may have.

This is interesting. My tenants (that I am currently evicting) have not left yet. I filed for the eviction back on Feb. 25 I am currently waiting (about 3 weeks, maybe sooner) for the Cook County Sheriff to come and put them out. I offered $250 back in February for them to be out by March, 15 They signed a document saying they agreed and as I said they are still in my building right now. Sometimes I wondered if I should have offered more or if this was their plan to stay as long as possible all along. There only income is disability from a government check. (can't garnish that). But I did think about if/when they get at tax refund (surely they will with all the kids they have). My lawyer told me you have to post the garnishment for an 8 week time period every instance to try to get anything. IF they get a refund. I may have to look into this next year.

In this case, I would probably keep them as a good plan B if you cannot rent it to someone more qualified.

Is this a single family rental or apartment? I am learning the hard way I prefer all of my tenants to have an actual job. This way they aren't hanging around all day using more water (which I pay for) and have too much company/traffic in and around my building.

Yep, I have a pending eviction now with a tenant I offered money to so they would just leave. Nope, they are still a thorn in my side. Hopefully not for long. The sheriff is supposed to put them out in about 3 weeks.

This is the first time I have had to evict someone. I served the 5 day notice my self and then my lawyer took it from there.
