Thanks so much for the response. This answer is so detailed that I have copied it into a word doucment to look over second. It helps a lot to have the opinion of a rehabber who buys from wholesalers and get your opinion on what is far.

That is true about repair. Investors will have different opinions on scope of work depending on their target buyer or renter.

@Brooks Rembert thanks that is good advice. As a new investor, I need time to really do my research instead of getting really excited just to make a deal

@Dave Gallogly Thanks for the advice. You are right, many seasoned investors will get deals because I could not close a deal that day. More importantly doing my due diligence will lessen the risk of getting into a bad deal.

I just watched Jerry Pucketts podcast which was filled with some awesome info. 

I liked his formula for finding the price he could purchase a property which is

ARV-rehab-(your fee). I wanted to see what other wholesalers use to find that price?

Is it better to make the offer on the first visit to a home or take a day to make sure your numbers are correct and you estimate rehab as much as possible?

I realize both sides would have pros/cons but wanted to get an opinion.

Hey guys I wanted to get some opinions about voicemail. Do you prefer to have a long drawn out voicemail giving the seller the reasons to work with you or a short simple voicemail that you would hear if a friend missed your call?

@Mitchell Jaworski its hard to spend the money when you know it can be a producing asset. The early 70's chevelle's are sweet rides though!
