What is a cost effective way to pull title? Are there solutions besides having a real estate attorney pull the title?

Hello,

after i get a contract signed, do i need to immediately run title or is that something that the end buyer will do?

Thanks for the info guys. I do believe honesty is the best policy and to be as forthcoming as possible will always work in my favor.

I am going to set up some funding so I will have the ability to close on properties if I cannot find a buyer

Do you recommend telling buyers the process of what your final intentions with the property is or tell them that I or a partner will purchase the home.

I have seen people use both approaches and wanted to get feedback.

I view wholesaling and my business as a service that I am providing to both the seller and the buyer

Brandon, I am a freshmen in college and I have recently started a marketing campaign in order to wholesale homes. I would recommend starting with wholesaling or flipping. Find out your costs for the first 6 months of the business. If you do not have the money, get a job and save until you do.

That is a really good idea because a lot of wholesalers do not answer their phones. 

How do you represent yourself to the buyer or explain the wholesaling process?

Thanks @Alisa O. the double close part is crucial. I called a title company yesterday and asked them this question and they hung up on me. Oh well.... 

The fees are good question as well

In your business structure, what party pays the fees associated with title?

 Thanks @Ned Carey that makes since. Taxes would definitely be evident because many flippers will keep the property for 3-6 months. The risk insurance, utilities, cost to financing and sell were not cost that I had previously incorporated

@Antonio Coleman I have decided to not start with a website because I want to talk to the sellers and get a feel for their situation to know how I can best assist them. In my personal opinion (which is not right or wrong) I feel I can learn the sellers headaches better than a form filled out on the website.
