Any recommendations on where to buy PM companies as a whole or partially their portfolio?
You want to buy a PM co?? Are you licensed in OH ? What is your budget?? How many properties have you done out there?
Yes Bob, of course, will comply with all legal requirements. Whether you have 10 or 10,000 units, I can make you an offer.

Quote from @Caleb Brown:
We(real estate team) are in the process of buying a PM company, has 230 ish doors. They also have in house maintenance. They were a few doors down from our real estate team. They randomly brought it up to us. We have been in talks for a few months but finally near the closing table. Used an SBA loan for the business and owner financed the real estate portion. We were not planning on it but it's a great business. The cash flow is great. It is a different beast then buying a property but well worth it. As an agent commissions can be up or down, a PM company is generally consistent.
Thank you, Caleb. How could I find?

When it comes to conducting a walk-through of an off-market property without an agent, you have a few options like PM Companies, independent inspectors, and Realtors but the choice is yours depending upon the budget and specific circumstances of the subject property. Being biased I would refer a PM company because they have a business interest after the deal is done.

Hi Bethany,
I can understand your concerns about investing in Houston given the high property taxes and competitive rental market. It's always wise to consider other options and explore different states for investment.
Being biased Cleveland is a great city in Ohio for real estate investment. The city has a low cost of living, which makes it attractive for renters. Additionally, the property prices are relatively low, and the rental market is stable. The appreciation rate is also good, making it a good option for long-term investment. Long story short, it is a cash cow.

Hi Nicole,
I'm sorry to hear that you've had such a negative experience with your property management company. It's understandable that you're frustrated and disappointed with the level of service you've received, especially considering the financial impact it has had on you.
It sounds like you've made several attempts to reach out to the company, including contacting the VP, but have not received a response. This is concerning and suggests that they may not be prioritizing their clients' needs.
Let me know if I can help you in any possible way to get rid of this dilemma.

Cleveland, Ohio has emerged as a top destination for real estate investors looking for lucrative rental properties which make it an attractive choice for those seeking to generate passive income through rental properties.
According to recent data, Cleveland’s real estate market is experiencing a steady increase in property values, while rental demand remains high. This makes it an ideal location for investors seeking to purchase rental properties at a relatively low price point, while still being able to command high rents.
Another draw for real estate investors is the city’s affordability. Housing prices in Cleveland are significantly lower than in other major cities across the United States, making it easier for investors to purchase rental properties at a lower cost. Additionally, the cost of living in Cleveland is relatively low, which attracts young professionals and families looking for affordable housing options.
Cleveland’s growing population is also a factor driving the demand for rental properties. The city has experienced a 1.5% increase in population over the past decade, with the influx of young professionals seeking job opportunities and affordable living. This demographic is more likely to rent rather than purchase a home, making Cleveland an ideal location for rental property investments.
So net result is that Cleveland has become a prime destination for those seeking to generate passive income through rental properties.

Hello Jamal,
It's important to do your due diligence and research the different neighborhoods and areas within Ohio but I recommend Cleveland a suitable location for your rental property. It's a relatively less expensive market and a cash cow. A little bit slow on appreciation side but definitely good on rentals. I am working with some of the best real estate agents and property managers, Let's connect and DM me to share your thoughts.
