Who goes and sees your properties when buying off market

As a newbie out of state real-estate investor, I'm wondering who do you hire to do a walk thru of a potential property if you find it off market( without an agent). Do you line up a property manager or pay a fee to a realtor to do the walk-through.

    Property manager is a good choice, but typically they're an Agent too and they want to get paid for this. Without using a licensed agent, I'd hope you have a great friend in the jurisdiction!
