What are you best skip tracing platforms. Any detail about them cost, subscription etc. I am looking for one to use that reliable and accurate for owners phone numbers on properties.

What type of loans should investors be looking for from banks? A repair loan of your going to fix and flip or fix and buy and hold. Just wondering what loans I should be seeking out from banks.

@Marlon Johnson in regards to that I have a software program I have that gives me the actual owners, the taxes, mls detail etc. so I don’t generally need the county assessors for my leads. Once I have the actual addresses I can look up all the info I need myself. Was going to try this instead of farming areas for leads to save time you know.

Has anyone used list source before, do you know how much it costs and if this is an effective way to generate additional leads to maximize time? Saw Brandon Turner post this on Instagram but not sure of its effectiveness honestly.

How to you go from starting out focusing on your leads mailing stuff out, dropping flyers off, making postcards, etc to having the correct processes one needs to make it an actual business. Because the goal is that when we step away or go on vacation we still close on sales, or sell and make money. Where does the bridging that gap happen. Please share all thoughts or successes in doing this.

@Terry Dunlap of it doesn’t cash flow I would t buy it. Equity is just icing on the cake honestly but the numbers always need to make sense.

I found this property with a lien of $$301.53 how do I approach this issue and see if I can pay back the lien amount and work out a deal on this? Any thoughts?
