I am seeing what is everyone’s thoughts on commercial office buildings in this current market space. Do you think now is a good time to get involved or a bad time due to everything going on for the Hartford CT market. Do you think you could get something at a discounted price than otherwise due to the market shift currently? And tips or thoughts are appreciated.

So I am getting into looking at deals that are 50+ units and I am trying to get some solid cap rate properties. What are some tips you guys have for locating some solid cap rates in today’s market that are off market properties. Would you recommend just calling every broker in the area I want to invest in?

i have wholesale contract and you can then have the attorney make sure its all legal

I am interested in learning more about sub 2 financing and the way the housing market is seeming to go I think this is a powerful tool in the tool belt coming up. I want to help people first off more than making the money and gaining the experience. So if anyone knows information about sub 2, how to structure them, paperwork etc I would love to hear what some more experienced investors have to say on this topic.

i was alo curious about this and thinking how can i get some expired listings so i call either wholesale or try to even sub2 creating a win win for both parties involved.
