Seems like the Investor membership is growing here in Nebraska as of late. I'm constantly seeing new people joining. This is great!

@Martin Hobelman - Hey Martin!

I'm a fellow wholesaler in Omaha, NE. 

3 quick things.

1.) He doesn't sound motivated at all, and like @Jared Pittman said, "Unless he's already offering an amazing deal." I would run the numbers on a few. I'd be willing to bet they aren't great deals.

2.) Working with other wholesalers is a great idea. Most that I know are happy doing 50-50 splits. I'd be happy to help you out and I'm sure @Brian Johnson  would be happy to as well.

3.) Remember, as a wholesaler you are NOT a deal maker. You are a deal finder.

I'm glad to see another REI joining the crowd here in Omaha, there are quite a few of us. Have you ever been to one of the Omaha1REIA meetings? I don't believe I've ever seen you there.

What type of Investing are you looking about getting into?

Keep looking and you will find something. Watch the MLS, search Craigslist, and call any wholesalers you see advertising in the area. These are where I'd start.

@Michael Murphy - Hey Mike! Welcome to BP.

Congrats on taking the plung. Once you start posting you never know where things may take you! @David Neese was very helpful in explaining the REIA club here in Omaha. I'm a member and I know of many more here on BP as well. It's a great opportunity.

Take some time and listen to the BP podcasts. Figure out what your niche is going to be and stick with it. AVOID the shinny object syndrome!

@Nate Rohlf @Richard Jump - Hey Nate, hey Rich! nice to see you again. You two are spot on as far as I can tell. Geographically the urban areas can't expand to the east at all and due to the violence in North O there will probably be little expansion for the time being. South isn't a bad option, but West is where everyone is going, and where most of the new building permits have been going as well.

Finding your price-point in Elkhorn and Papillion may be difficult. There are a LOT of people trying to get in to these areas, and they are paying for it.
