Is there some way to get this thread upvoted to top post. David Chan Owen D. Collin Schwartz You guys are posting gold. Having just gotten my license in February we are seeing 15-20% appreciation in just the last 4 months now that homes are starting to close that went under contract in Spring.

Title Core is a great company, they are handling one of my closings tomorrow. 

Another option is Platinum Title and Escrow. Call for Lori Tanner. She is a great closing officer.

@Jeffrey Gagnon - You're much more patient than I was haha. I wanted to get the ball rolling before I lost the momentum I had created. I'm looking for a 2-4 unit MFRs for some other military clients as well as for myself right now. If you want me to keep an eye out for you too I would be happy to.

Jeffrey Gagnon welcome to Offutt Jeff! I'm currently stationed there myself. I wanted to househack a 4-unit when I first moved here too. Unfortunately, nothing that felt right came up on the market and I decided to go with a great deal on a SFR and rent out the other rooms to friends and it has been fantastic so far. I am a licensed realtor now so if you have any questions or need any help please let me know. I have plenty of contacts with construction companies, window/door, insurance, home warranties, etc. -Swiss
I've never used them and I'm not sure which would be the most advantageous. You can speak to most real estate companies and they will charge you a flat fee for the service of listing but without the agency.

It seems @Shawn Ilg is a resounding success. I would recommend him as well.

@Ethan Hamilton is a great and investor friendly realtor as well if you are looking for one.

Welcome to BP! This is easily the best possible place to start off your REI career.

Start off the with Ultimate Beginners Guide to get a broad understanding and then deep dive whichever aspect of REI that interests you the most. Rentals, Flipping, wholesaling, etc.

Pick one and stick with it! The only bad thing about BP is there is just so MUCH information on here!

If you really want to know what the going rent in an area is, call the property managers with vacancies in that area. You will be surprised by what useful information they will be willing to give you (Rental rates, vacancy, tenant issues, etc.)
