Mixed reactions from investors on out of state investing. Is that because some investors do not have a proper system and process in place ?. I am an Atlanta base investor looking to invest in multifamily in Chattanooga which is 2 hours from home. Thoughts ??

Want to give an update on the situation. Tenant deposited the rent with $50 late fee. They asked me for a early lease termination by end of Feb instead of end of May which I agreed to. Tenant who is living with her brother and his family who pays a major portion of the rent is not working out well due to family problems. So she want to get out from the lease and free the house by feb end.

Glad to see positive response about the Chattanooga market. In past I lived in Chattanooga however not sure how the rental market was. Hope I can find some good properties in a decent neighborhood which generate cash flow.

I reached back to the tenant who is in the lease and asked about the rent situation. She will be working on arranging it by Sunday. If not I need to have alternate plans. Hope that it won’t end up in an eviction process.

One of my tenants wife called me and said they have some difficulties arranging full rent. Rent is $1500 however they could arrange only $700 due to some problems with bank freeze. (Two months back the check bounced and they cleared by paying the rent and bounce fees). They want until 20th for the next paycheck to make the payment. Please advise on how to handle this.

Hello BP What are your thoughts on investing in Chattanooga multi family real estate market ?. Preferably duplex, quad or small apartment complex. Will there be sufficient cash flow and rentals ? Have got couple of rentals in north Atlanta. Pls advice
