Since the eviction is filed in court, what happens next ? Will the court call for hearing ? Should I send a letter to tenant requesting for the rent dues and eviction court fees ?

Feb rent was due and tenant didn’t pay. Send pay or quit letter and no response. Filed for eviction and immediately saw feb and March rent deposit in the account ( automatic deposit to my bank account) Late fees (100) and court fees $75 not deposited. Should I continue the eviction or is it valid because the tenant deposited the rent ? What should I do as I am dealing with eviction first time.? How do I get remaining fee ? I don’t have a lease agreement directly with this tenant because the previous owner signed a lease which is valid until jun 2018. I bought this property dec 2017 and inherited the tenant. Pls advise

Me and my partner bought property in our personal name and now thinking of moving to an LLC and then refinance to take cash out. Is there any implication on moving to LLC before refinance ?

We purchased a property and now trying to move to an LLC. Can we do the move before refinancing or will there be an impact on refinancing ? Pls advise

First mistake is that you gave your personal address. Next time give them a Pobox. Secondly the tenant is somehow giving you the rent on time. Deposit the rent and be happy. My opinion

Hello Bp We recently acquired a quadplex and in the closing table, came to know that the seller filed for eviction on one of the tenant as she default the rent payment. We completed the acquisition. Because the previous landlord filed for eviction, she is continuing the process and the court date is mar 6. As new owner, do we need to be there in court ? As a new landlord, should we call the tenant and ask for March rent ?

I bought a duplex last December and Today I got a surprise mail in my mailbox. One of the tenant in a duplex send me a water bill for $1000. The water bill is in his name however last month there was a water leak and the water company is charging him for the usage fee. I send my contractor and fixed the water leak as soon as i came to know about it. Now the question is, who is responsible in this situation and what are the next steps. Water line is in name of tenant and he pays bills every month.

I have never used appfolio or any other softwares. Is this better than Cozy.co ?.
