Late rent request from tenant

One of my tenants wife called me and said they have some difficulties arranging full rent. Rent is $1500 however they could arrange only $700 due to some problems with bank freeze. (Two months back the check bounced and they cleared by paying the rent and bounce fees). They want until 20th for the next paycheck to make the payment. Please advise on how to handle this.

You'll be compelled to want to work with them and just roll over, but you need to resist the urge and run things like a business (which it is). They are trying to appeal to your good nature, but those excuses are just bunk to buy time. Follow your lease clauses, issue a demand letter as soon as rent is considered late according to the lease. Follow your state laws regarding required amount of notice you need in your demand letter before filing in rent court. Let your tenants know that rent is due on the 1st and considered late on the Xth (per your lease). Tell them that you file in rent court if rent not paid with late fee on the Xth. Implore them to talk to their family and friend to see if they can borrow the money or if no joy, then to start asking charities for rent assistance. Tell them your demand letter will help them apply with charities for rent assistance. If you wait until the 20th and they let you down, then you are 20 days behind in processing your eviction if you have to go that route. Tenants have to understand the gravity of the situation and know that you can't make exceptions in your procedures or it would be unfair to other tenants. Good luck and stay strong with your lease clauses and policies.
