Hello Friends The tenant is a problem tenant and I have send a 60 notice with end date on June 30. As of today she didn’t pay rent for this month and the response is that she is very mad about the letter and she said she is moving out on first week of July and will pay rent. (I have security deposit which is equal to a month). I think she is planning to NOT pay rent and will ask me to use the security deposit as rent. I send her a pay or quit letter two days ago. Shall I go and file eviction or wait for July first week ?. Advise please

The hearing schedule with the judge is on June 21. Do we need an attorney to do this on the day ?

Our tenant is not paying rent (2+ months) and we were going through the eviction process. He filed for bankruptcy right before appearing in the eviction court and the eviction case is on an automatic stay.

The tenant is still living in the apartment and not picking our calls as we tried to work out.

Next Bankruptcy court date is on June 20 and would like to know our options.

Any recommendations for a bankruptcy attorney in Dekalb country/Atlanta. ?.

If your tenants don't have a 100% clean record, move on! PERIOD!!! NEVER, EVER accept personal checks for rent (or anything else in my opinion). Get a money order from your bank or a cashier's check. I don't even accept cash.

my duplex tenant living there for last 30 years and he is paying very undermarket rent of 500 vs 650.  thoughts ?
