I agree with what Ray mentioned above. Do you plan on renting for cash flow? Or are you intending to wholesale?

Thanks Joel. I agree, I don't think I would want to get involved in 'charging' the tenant a higher rate than the voucher. Seems to make much more sense to stick with the voucher amount (and if the voucher amount doesn't work - don't do the deal).

Do you still own Section 8 housing?

Thanks Kelly. I need to continue my discussion with the listing agent, but from my 30k feet overview I think the entire rent check for the first floor comes from the gov't. You make a good point about maximizing the rent potential, I hadn't thought about that yet. Thanks! I'll do some more digging and keep you posted.

The realtor did add that the first floor tenant has been there for like 7 years, and has no intention of leaving...fyi.

Hello all - I just looked at a multi-family tri-plex. The realtor just informed me that the first floor (only) is Section 8. I know NOTHING about Section 8 housing, other than the fact that it can get a little rough:). Could anyone offer any info on whether they would look into this further, or run for the hills?
