I am sure they do - I have seen them at other houses I have been in and they do offer a welcome seat in a crowded space:). Looks nice - your daughter is lucky to be able to have the room to host a party!:).

Chris - look great. Your right, not as contemporary - but still looks original - but updated and more of a clean look.

Pat - wow - what an improvement. You did a great job with the decorated trim around the fireplace.

I ended up trying to take the route Lynn mentioned above - with a white washed look. I first painted with a white (trim color) and then came back over it with a wet rag to wash some of the color off. I think it pulls in the gray tones of the house and looks great. We still have to replace the tile on the floor - but it is a grey stone as well.

Wow, this post was awesome. We have a three year old that is always tagging along to our "project houses" and he thinks its a blast:). We always tell him we are going to teach him about buying/selling houses and its exciting to think I could help "set him up" early to think as a real estate investor instead of the typical college student (I.e. corporate world).

Ps. The college student (corp world) is the route I took and allowed me to be successful in my industry, however I dd it because I thought that was my only option. I would live to give my kids more options on how to be successful in their careers.

I am curious as to whether you all purchase a refrigerator to put in your flips or leave without? We chose to leave without on ths first one as ppl tend to negotiate on them at the end of the contract anyway...

We were lucky to find a local banker who gives us a construction loan on ur properties.
