Gotcha...please keep this forum posted with what you find out from your title company. I know of a great title company in STL - not sure where the property is though... Good luck!

I'm with Brandon & Anson on this one - look for amazing flip properties. This is obviously easier said than done - but with $20k you should have no problem purchasing the properties once you locate. It would be crazy (but fun:)) if you could find two flips at the same time and just grind them out for a few months.

Hi Brian,
Do you have your real estate license? Just curious if you had access to the MLS as well and were also doing other real estate projects/work on the side? It sounds like you spend a lot f your time working on finding their deals. Could it be possible to work out a different arrangement?? For example, maybe if you had found an amazing deal, you would actually do the work of flipping and or finding a buyer- your investor just pays for the cash needed, and then you both split the profits 50/50. Just a thought....this might give you more personal encouragement and consideration in the deal. Good luck!

Hi Ethan - I am very familiar with the Columbia market and know exactly where you are coming from. It seems there are new apartment complexes popping up left and right...

The above comments are great suggestions - and also something else to think about. Columbia is a college town with a continual growing university. This past year, I think they hit another high in enrollments. While the apartments keep coming, the students also keep coming. Investing in a duplex that you live in as well - seems to be a great idea in that market.
