Do people prefer a before-lunch coffee spot or an evening beer spot?

I plan to suggest an owner-financed deal in a couple weeks. The property is a headache for the owner and I don't have the capital to put 20-25% down yet. So, I believe owner-financing will meet both of our goals in this transaction.

Is there a comprehensive contract template out there or would we need to sit down with legal to write a unique one?

How would you structure terms?

Also, if you have any tips, forums, or episodes you'd recommend on this topic, I'd love to expand my knowledge.

With gratitude,

Joseph

There are a few other Wichita agents on BP also.  Use that networking tool at the top.

Wichita has a lot of dynamics to it. Having good boots on the ground is a must. Tell me more about your SFH that you're looking for. What price? Beds/baths? A B C D neighborhood?

I recommend connecting with...

Hi all,

I've recently written my first vivid vision for my wife and me as we plan this journey of real estate investment and home design.  I was wondering if anybody had a recommendation of a writer/editor/journalist who could make our vivid vision jump off the page or help our direct mail letters captivate with a higher response rate?

Thank you in advance!

With gratitude,

Joseph

Wichita Investors,

What off-market strategies have you had success with?

My wife and I are nearing a 20% down payment for a flip and would like to start reaching out to off-market deals.  Have you had success with cold calling, direct mail, door knocking, or something else?  Within each of those, there are another 100 options as well... but I'm curious to hear from local REIs.  I've been doing "drive for dollars" and have a dozen or so single-family properties that I feel may be distressed and ready to sell.

Because the homes are so close to my residence, I was thinking of delivering a post-card-sized communication and leaving it on their door after knocking.  Since I'm a "neighbor," I thought that may go along way if they're considering their options.

I'd love to hear your thoughts and strategies!

With gratitude,

Joseph

@Jared Viernes

Thanks for the advice! I am not a licensed agent, but I do have a couple real estate agents I can reach out to. I was planning to reach out this next week to get emails for properties with keywords, but now I will also ask about the map. Thanks again!

I hope this helps me get a feel for what is selling in Wichita.

Hello Kansans,

My name is Joseph Hamer and I am just beginning my REI journey. I was wondering if any of you would be willing to share your analysis data on recently sold properties in Wichita? I am currently absorbing as much knowledge as possible, and analyzing deals is one area that I am wanting to focus much of my effort on. I'll be pulling active deals from MLS and Zillow, but I also want to analyze properties that have actually sold in Wichita (and specifically to investors).

I would also appreciate any tips/tricks on analyzing deals! I do use the BP Calculators.

Thank you in advance!  I look forward to connecting.
