Hey Randall,

Your question totally depends on your goals and situation but rarely is it best to lose $200 a month. I would be happy to run a CMA for you and make sure you're confident in what you would get for your property. Likely your best solution is to do a 1031 exchange. Hey Samuel,

I am a Realtor here in Wichita.  This is a diverse market and I would be more than happy to help you protect your investment by buying right.  As far as your bridge loan goes, most lenders don't love being in second position.  If you have no capital and little or no experience, finding a partner may be a better option.  If you have the capital, then it would be best to try to force some equity or buy at a discount and refiance.

It would only be against the law if you were discriminating based on the protected classes.  You can raise rent to market value no problem.  I often do a step ladder depending on how severe it is.  Reach out if you have any questions.  I'm here in Wichita.

Hello BP Family,

My leads on small multi-family for sale are drying up due to low affordability, but I am seeing many single-family homes sit on the market. My wife and I have done three full renovations and are now considering converting a larger single-family home into a duplex to generate greater cash flow as a rental. I am aware that I will need zoning permits from the city and will have to split meters, etc. However, I wasn't sure if any of you had advice on what to look for specifically as far as the floor plan goes or other metrics that would be easily narrowed down while filtering through properties. Ultimately, we would be looking to do the BRRRR strategy with this. THANK YOU!
