What off-market strategies have you had success with?

My wife and I are nearing a 20% down payment for a flip and would like to start reaching out to off-market deals.  Have you had success with cold calling, direct mail, door knocking, or something else?  Within each of those, there are another 100 options as well... but I'm curious to hear from local REIs.  I've been doing "drive for dollars" and have a dozen or so single-family properties that I feel may be distressed and ready to sell.

Because the homes are so close to my residence, I was thinking of delivering a post-card-sized communication and leaving it on their door after knocking.  Since I'm a "neighbor," I thought that may go along way if they're considering their options.

I'd love to hear your thoughts and strategies!
