@Dean DeMattia if it meets your investment criteria then buy it. My advice is to keep that tenant as long as you can, and marginally bump the rent. They aren't that far off from market and having a tenant that long in a space makes me wonder on how much the turn costs will be to get market rate. But biggest concern with condo is the association and how it is ran, you want to make sure its a "healthy" one.

Send them to a good lender who can underwrite them appropriately.

And just offer to involve your realtor for a flat fee, I've done this before and usually charge $2,500 or so. Well worth it for you if you don't have the time or aren't familiar with the process. If you have the time and are knowledgeable then you should be good.

I just did this for our property in Tolland. This is a very attractive deal to the right buyer, just remember there is a buyer for every property. You just have less of them in Moodus. Do you have time for a call this weekend? I can help put you in the right direction

Bill Couture is a VP Commercial Loan Officer at Jewett City Savings Bank where he’s worked for the past six years. His banking career started in college as a part-time teller at People’s United Bank and became a branch manager for a number of years post-graduation. Bill has a bachelor’s degree in business administration from Central Connecticut State University and an MBA from the University of New Haven.

As a “side-hustle,” Bill started investing in real estate at the age of 22 in 2007 by house-hacking a duplex in Plainfield, CT. The Great Recession caused a delay in Bill’s real estate investing journey but in 2012, Bill purchased a non-owner occupied four-plex and has since acquired, rehabbed, wholesaled, flipped, managed and sold a variety of properties including single-family, multi-family, mixed-use commercial, self-storage and land which houses a billboard. Bill and his wife Kim self-manage their rental properties which account for 70 doors currently. All of the properties are located in Windham County, CT.

************* THE MANCHESTER MEETUP IS GOING VIRTUAL FOR MAY 13, 2020 *************

We are live and online via ZOOM for our next meetup and we have a Very Special Guest! Attorney Michelle Dumas Keuler is with the CT Commission on Human Rights and Opportunities (CHRO)

and she’ll share some must-know insights on how to stay within the law when it comes to renting and selling real estate. Perhaps more important as COVID-19 changes the landscape for all of us is making sure you understand the Executive Order pertaining to evictions. Preventing discrimination is something we all need to be concerned about and the time to learn about it is long before a claim is filed against you. We’re limiting this to the first 100 people to sign into the meeting so make sure to Zoom early!

Post: Social Media Strategy questions?

Hello BP,

As a full time real estate Investor and creating content through interviews I find myself growing quickly and one of the areas I lack in is consistent social media strategy.(And always pushing for working on the business as opposed to in it) Has anyone had luck with this out yet? My first instinct was to post here and UpWork for an hourly position to start out with.

I think the perfect person would be able to use content that is created, for instance a podcast interview with an Author, and recycle that into social media platforms and a monthly newsletter. Updating websites and even posting content on a consistent basis?

I'm willing to pay an hourly rate or as far as bartering with anyone that may be in marketing that wants to learn real estate.  I can help someone with real estate investing as a flipper or a buy and hold investor. And I will fund your first project with an interest only loan.

Any feedback from someone who has been there or pointers are welcome, thanks in advance!

Our guest speaker is Andy Allegretta from Trietta. “Tri”etta is a combination of businesses Andy has built over the past decade. The businesses include General Contracting, Real Estate Brokerage and Real Estate Investment. While building these businesses extreme detail was put into the time and dollars spent in each phase of growth. After spending thousands of hours tinkering with the data and spreadsheets he has created an easy to use system that he and his team actively use today to complete multiple projects at one time. If interested in treating your real estate investments like a business and implementing your own systems come learn how Andy got started and bring your questions!
