The Connecticut CCIM chapter is hosting a webinar with Mike Goman, Principal of Goman + York. I've known Mike for years and he brings a wealth of knowledge to the Commerical real estate scene in Connecticut. During the call we hope to answer questions such as:

Central CT meetup is back in action! Starting in March we will be meeting in a private room at Urban Lodge Brewery on Main Street in Manchester. There is ample parking in rear of the building. 

Come have a drink and talk real estate with seasoned investors and people who are just starting out. Everyone is welcome.

@Kyle Maglio Do you have a good agent that invests personally and does volume? Both are crucial in todays market and for you to bounce ideas off of and normalize your underwriting numbers. 

And my advice is to find a way to "overpay" if you have a long term view. For instance, you still buy for cash flow but most of the time you can pay higher because financing is on our side right now. There will always be a balance between finding deals and financing. 

You're going to have trouble with either strategy because the 1-4 market is still hot right now and should be for the foreseeable future. Come to our central BP meetup and network and somewhere there may be able to help or you may pick up one piece of advice to help you on your investing journey.

@Douglas Chasse wouldn’t be an fha loan with 20%. Go with the 3 or 5% conventional, paying MI which is cheaper and comes off once you hit 78% ltv. 
And PMI is on for the life of the Loan now, so you would have to sell or refi to get it off.
And the guidelines are  always changing so stay in touch with a good lender. For instance you have to do 15% down on conventional if you plan on house hacking a multi, or you are stuck with Fha for the purchase. Which is still worth it if the deal makes sense.

The Central CT BP Meetup is back!

It’s been almost two years since we had an in-person meeting and we have missed networking. The meetup will be in person in Manchester CT. This meeting will be informal with plenty of space to network. We will talk about general market updates, financing, and outlook of the economy as it pertains to real estate investing.

Meeting will take place at our new office space on Main Street in Manchester. We will go over the details on this “Office Hack” with 10% SBA small business financing. While also combining it with a cost segregation study to almost get 100% financing. This is a great product if you are a small business.

All investors are welcome, whether first time or seasoned investor. We can discuss our past meeting outline and talk about what the meetings will look like going forward.

Parking: There is plenty of parking on the corner lot, if all of the spaces are taken then parking on the street is permitted.

Town of Manchester Guidelines: All indoor events require masks (Vaccinated and non-vaccinated individuals If guidelines change we will meet via zoom.)
