Do you have to draw income from your solo 401k? Is so can you put it back in the form of a contribution?

With some codes you need an operable window or a vent fan. I did see a vent fan so I would assume that the window was put in there to cover that code. Its no problem to add that vent fan and take out or change that window though.

@Ryland Taniguchi  I agree. Most contractors don't understand risk management. But they can always pawn it off on the homeowner when it gets really bad. The final court battle (if it goes that far)  always makes the homeowner the defendant.

Even the "seasoned" contractors I see use the cheapest labor they can find. Drove by a job today and saw the concrete guys drinking beer out by the road at lunch. The GC was right there talking to the lead guy with a beer in his hand. The homeowner had no clue I'm sure (he will tomorrow as I know him). I hope there was no accidents there today because the homeowner was just trying to get something done.

Key here is find someone you can trust. And watch them even though you trust them. I never allowed anything on my job like that but I would say watch me and my crew also. Daily even. Its your money after all.

Yes, if you are gutting that far get a temporary pole. The power company can even install it (maybe) for less than an electrician would usually.

@Ryland Taniguchi I have been in construction all my life and I cant fault anything you said. Before I shut my business down in Texas I was all over the state. Its a big state too. My main hang up was labor. Good labor that is. I even paid above average. I still work all over Texas but for one guy only. It hasn't changed either.

Most new "supers" tend to try and save money on materials. Its the holy grail to them. Not taking into consideration that sending a 30 dollar an hour man to the shop to get a 5 dollar board is not cost effective. If you have the 5 dollar board you should think about using it in advance and not spur of the  moment. As you know, there are many variables to consider to make the bottom line come out.

I do my own but I have that exact experience and I am very good at it. But it took many years to get that good at it. Most peoples time in REI is better spent elsewhere. My problem is with the REI I have to ask others to help with that part. So I defer to professionals in those fields.

Great post btw.

I did google it and came up with nothing. Do you know a good skip trace service? I haven't a clue in that respect as I am fairly new to this.

I have a property that I really want. Problem is I have heard they were illegal aliens and have been deported after a brush with the law. The CAD report shows all mail undelivered or returned. Has anyone had this and what can I do from here? At the moment there is only one year worth of taxes unpaid and would like to get it before it gets worse. Here in my county they wait like ten years before it goes to auction.

Where you looking for a handyman type company or full blown contractor? I am in the Nacogdoches area and no longer a contractor but maybe I can ask around my circle and see.
