I agree with the consensus to tile up to the bottom of the cabinet. Then get a pencil for the transition. I wouldn't use a bull nose here.

Ah I see. See I was just adding in the 15k if it had a homestead exemption but never considered vet benefits or other.

Since I live in Texas I have no idea about asbestos furnaces. (what's a furnace anyway lol)

The slate roof will cost a pretty penny though as we have many Spanish style roofs here. Sometimes you can just replace a few broken tiles but the contractor will tell you that other good tiles  may break as they try and fix the bad ones. Find a roofer that is well versed in slate. There are many different types of flashing that needs to be done with it that is not required with conventional roofs. You could be looking at less than a thousand but it could be 5 figures depending on the severity.

Keep us posted as I wonder what it would cost in Bradyville.

Now I am curious. If you are someone like me who has no intention of getting a license what is the best way to determine a properties value? I have been using the appraisal district of each county to do that for now. Then check the houses next to it. Is this a good way to determine market price?

I will use a realtor to sell but I don't want to waste  her time by having her look at every single deal I may come across. That would just make me mad if I were her.

Just a thought. Have you looked at New Braunfels. There are still some areas near Creekside both a bit north and south of the middle of it that are still good buys. thinking Post rd. or so up to Gruene. Lots of permits going on in that area. In Greene you will likely pay over a million. 1/2 a mile east maybe 120k. Gruene is pushing out from the west and Creekside is pushing from the east. They are destined to meet IMO.

It was proposed in 2008 and declined.

Cant find it anywhere else that it is required. It could be a local ordinance. I did find some court cases in NY back in '87 that saw when 9 children fell to their deaths in 7 months. They then put the responsibility on the landlords back and created an ordinance. 1.4 million in fines was paid in the following year. If its in the IRC, I cant find it. It could also be part of some of the new energy codes but I don't have those yet.

Thanks Dennis. I will look into that. I have been planning on setting one up anyway but just had to wait until the exact circumstance with my employment happened.
