@Rod Desinord I am currently dealing with the same problem with my parents. It is a battle most every day I talk to them because they are not and never have been risk adverse, just stay positive do what you have to and prove them wrong. Use their negativity to help drive you this is what I am doing. Good luck and may you be blessed.

@Neal Downey the first will be a 2 hr session and then sell you a 3 day seminar for 200 for 2 people, if you are looking for inspiration, enough info to make you dangerous and looking to spend 35k you will find it there. My word of advice would be if you can take the 3 days do it, they will get you pumped, just don't fall for the hook line and sinker pipe dream they will be trying to sell you. Why pay for an education when you can get it right here at bigger pockets for free. With that said good luck and may you be blessed in your adventure.

@Sean S. Never let mold be a deal breaker as long as they are willing to negotiate price on your finding, just make sure to do your due diligence, some of your best profits will be from problems that no one else wants.

@Greg McCoy start with some reading Brandon Turner has a good book that I am almost finished with. How to buy with no or low money down. Stay on this site read all you can, listen to the podcast, you will find that every one is in different situations and there is not a one size fits all plan, it will be up to you to determine your strengths and weaknesses to determine what niche you have. @Shannon Webb, nothing to red flag, the more distressed the better for your buyer just make sure you have a very good list of things that need to be fixed or replaced and possible cost to cover you and your investor

@Micheal Smith great job! This is the reason I love bigger pockets, people helping people.

@Gina Dovel what somebody considers fair may not be for the next person, I would ask what kind of return generally they are looking for. Remember take care of your investors, in my opinion 8-10% is a pretty good return. Try to set it up for 1 year with a extension clause to give you some time for your exit strategy just in case. @Marci Stein this could or can be a double edged sword. First thing you want to think about will be his income while doing the work, can he manage to survive on making nothing until the house is sold. Do you think the person is trustworthy enough to be brought in, remember this is your business so think wisely. If you think all of this can be worked out it will be a win-win for both of you just be very cautious in the decisions you make and good luck and be blessed.

If they are wanting up front fees this would be a SCAM. Steer clear of anyone that wants up front fees.
