@William Rankins you need to go in and figure all of the cost of the rehab if it needs any, take that off of the ARV make any adjustments as you think you may need then take off the amount you want to make off of the deal and subtract that from the ARV and apply.

@Tanner M, I am not sure about writing off every mile but you can write the mileage off going to look at a property, I would ask your cpa or maybe someone else in b.p. might know.

If you tie up the property with a contract and it's a really good deal they will be more than willing to give you more money than what the bank is asking. My advice would be to do some direct marketing to find the really good deals this is where you can do well wholesaling, good luck and God bless.

@Michael Hicks go see your attorney, one good thing about Georgia is the amount of time it takes to evict a tenant is only 7 days, but ask your attorney he will give you the best advice.

I can honestly say this has happened to me on the last 2 houses I made offers on, and I lost both of them. The first one they were asking 49k for and the winner was at 62k. There was no way I would have went that high but oh well on to my next one.

I have had contact with a gentleman on a house he owns and wants to sell. This house is in the Ringgold Ga area in Indian springs community. He reached out to me from the signs on my truck. About the house it is roughly around 2000 sq ft all brick exterior, it is tax assessed for 87k but at only 1600 sq ft so the roughly other 400 sq ft hasn't been accounted for he owes $53,200 is looking to get 5k at closing which probably can be negotiated down, if you were going to flip the house there is about 30k worth of work with an ARV around 110k. The house was built in 1955 and has had 2 additions added to it through the years. The better route for someone would be do a buy and hold and put around 13k into and get around the 950- 1000 a month rent. If this interests anyone I am not wholesaling but looking to get a finder's fee of $500, so if you have any questions contact me here or by my number on the site, thanks and may GOD BLESS everyone.

@Ryan D yes currently all the ones I am looking at are on the MLS work a W 2 job and investing is not impossible but I am currently limited to time. Also thanks for the input.

@J Scott yes thanks that does make sense my problem would be that we have broad range of rehaberrs, we have some that will do all the upgrades including granite countertops and very nice finishings, to the ones that do nothing but cosmetic with very little upgrades, and this is all in the same area, so I guess I need to make an estimate in between the 2 types. Thank you sir I rack my brain on the numbers every time I look at a house.
