@J Scott I am reading your book on flipping houses, and love the book and this is why I would like your personal and professional opinion. When I am pricing out my rehab I use your formulas, and I know not every market is the same, but yours and mine a fairly close. I am getting out bid on the houses on the houses I bid on. Most of the houses I look at require a good amount of work because I feel I can make a better profit from this type of home. With that said what I need to know is if I am to caring about the next potential buyer. When I go in a house if I see galvanized water line, cast iron water line and 2 wire electrical outlets I figure on doing the plumbing and electrical right off the bat, I really want to take care of my customers but am I putting to much emotion into buying since if I was the one buying this would be a red flag for me. I just need some guidance if you don't mind and anyone else can chime in also, great thanks .

@Joshus Light just keep them on the car, there is still advantages to having them, if I go and look at a property and want to view the outside before I call my realtor I don't have to worry about being bothered with someone calling the law. Post pictures of this on Facebook let your friends and all share it no money out of pocket for that. I have had mine on my truck for about 5 months and I have had 2 calls one was another investor that has the possibility with other leads and resources the other is a homeowner looking to sell. At the cost of $65 for the pair for me it isn't that bad of an investment, I am not sure how yours is worded but keep leaving them on you have already paid for them let it ride and see where it might take you.

@Ron J don't try and do everything yourself, time is money, do what you can sub some things out to make it go quicker, being a one man show is tuff set you a time line and stick to it and make sure you hold your subs to the same standards in time and quality, remember it quality not quantity, I hope this helps good luck.

@Anil Samuel I know the labor may seem a bit high but sometimes the small jobs cost more in the long run labor wise then the big ones, the price to me seems reasonable. Good luck

With all honesty I believe the house is worth what he needs out of it. Sometimes the extra cushion built in helps, but I believe you could make some money off of the deal if you do your fixes and upgrades correctly.

@Rob Beland I have found that in my market you have buyers that are looking for deeply discounted prices on houses that needs what I would consider light repairs, and you have the people looking for perfect houses with nothing to do to them there is really nothing that sells in between. Thanks for the input, I figured that the bank in no way shape or form negotiate, but I would rather ask here first to find out, thanks again.

So here is the situation, I had a guy call me off of my truck signs he is currently paying 2 house payments and is wanting to get out from one. He is current on his payment but he owes around 53k. He also told me he would like to get around 5k equity out, I really would like to help him out, but by my figures this may be high on the price for myself or another investor to buy this from him. So my question is can he negotiate down what is owed even though he is current on payments?
